Mixed Use 3.96

The proposed mixed use development scheme consists of 12-unit 5 to 7 levels shop offices. The scheme is equipped with semi basement (naturally ventilated) and elevated parking floors to cater for the car parking requirements yet to minimise the use of mechanical ventilation system. Besides, the scheme is juxtaposed with a 15-storey residences with parking floors tower blocks. There is a "street" designed, flanked by the commercial and residential blocks to make conducive urban environment for people and their activities - well shaded. The street is occupied and populated by a variety of F&B, street stalls and street performances accommodate outdoor activities as well emphatically caters all age groups.

As a complimentary to the living quality, the street is designed to integrate “shaded green space” to people from residential and commercial blocks. Access for commercial and residential are designated separately to ensure no traffic interference and security breach and individual privacy.
